The 10 most important pieces of information for starting the investment - part II

3. PLOT SELECTION

The choice of plot should be based on both the selection of the (four) cardinal points as well as its size parameters. The most comfortable situation is when approach road and entrance to the property are placed at the north side, because the living quarters will be lighted by sun coming from other directions.

The recommended example of the location of a single-family building in relation to the cardinal points:

approach road and entrance from the north,
„day” zone from the south

The irregular shape of the plot or the slope of the site can be its real advantages and thus giving additional opportunities to the shape of building body.
For example, on a plot with a large slope, the building may have, the invisible from the front, an underground storey leading to the garden and recreation part.

An example of a detached (a single-family) house located on a slope at Pomorska Street in Łódź:

Having a narrow plot, we can choose the composition of a simple clear span building with an enfilade room plan.

Example of an enfilade room plan of a single-family home in Eufeminów:

* Enfilade (French enfilade) - an array of rooms connected with each other with doors placed in one line.

4. Function

The function of the building (that is, the arrangement of rooms) is inseparably connected with its location in relation to the cardinal points and an access road to the property. The day zone should be located in the south or south-west part of the house to make the afternoon light reach the living room (where we spend the lot of time) for as long as it is possible. The kitchen with the pantry should be located in the cooler zone of the house, and therefore preferably eastwards or northwards. It is good to locate bedrooms from the north or east; this part of the house is good for garages and technical rooms. Do not forget about zoning of functions, that is, separating the "day" and "night" part, because it is good for the users' comfort. These zones are often on separate floors. The day zone is a complex of rooms where members of the household can spend their day: living room with a kitchen and a dining room. The night zone consists of bedrooms with bathrooms and dressing rooms. Zoning provides intimacy and allows performing different activities in the house at the same time i.e. resting in the night zone during the reception organized in the day area.
